St. Catharines/Niagara – Landlords must make sure their rental properties are up to code and safe for their tenants to live in, Acting Fire Chief Jeff McCormick said after the Ontario Court of Justice levied fines in provincial court against two St. Catharines property owners on Dec. 14, 2018.
“Every resident deserves to feel safe in their own home,” said the acting fire chief. “It is an owner’s responsibility to ensure that their buildings are in full compliance with the Ontario Fire Code, including ensuring that homes or rental units are protected with working smoke alarms and carbon monoxide alarms, as required.”
Robert Stanley Bryans pleaded guilty to four counts of not having working carbon monoxide alarms, as required by the Ontario Fire Code, at his property at 136 Haig St. The court imposed a $5,000 fine, plus court costs.
Ontario law requires working carbon monoxide alarms outside sleeping areas in all units where a fuel-burning appliance is installed or shares a common wall or floor with a service room containing such an appliance or an attached garage.
In a separate conviction, Ara Ghazaros Soreen and Lucine Tchakerian pleaded guilty to charges they rented out a basement apartment, failing to comply with the Ontario Fire Code. The charge related to the occupancy of the basement at 73 Hill Park Lane as a residential unit without meeting the Ontario Fire Code minimum requirements for a two-family dwelling prior to occupancy. The court imposed a $2,500 fine plus court costs.
